How we price

Our instant estimate is built from TAT Construction’s 2026 price guide and adjusted for your project. Here is what goes into the range you see.

  • Every line starts from TAT Construction's 2026 price guide for the Seattle area.
  • We adjust for your city, your home (age, floor and access) and the finish level you choose.
  • Most guide prices are for labor, so we add an estimated materials allowance based on typical selections.
  • Scheduling, ordering, subcontractor coordination, inspections and site supervision.
  • A buffer for what we find once walls are open: rot, old wiring, out-of-level framing. Unused contingency is not billed.
  • You see a range because some things can only be confirmed on site. Each question you answer narrows it.
  • Work that needs a license is done by licensed electricians and plumbers we coordinate, and is shown as an allowance.

Why a range, not a single price

Nobody can see inside a wall from a browser. The range covers what is still unknown: the condition behind the walls, exact measurements, the materials you pick. It narrows as you answer questions, and again at the free on-site project review. The written estimate that follows is the price for the agreed scope.

What is not included

Prices exclude Washington State sales tax, which is calculated on your written estimate based on the job-site location.

Hidden damage, hazardous materials, code-required upgrades, utility conflicts and unforeseen conditions are excluded unless your estimate says otherwise. See the estimate disclaimer.

Items you may see added

Some answers add work that goes with them, for example drywall patching after a wall is removed, or debris haul-off. These lines are labeled with the reason. Optional ones can be removed. A few are locked because they protect you and our crews, for example a lead-safe (RRP) line for homes built before 1978.

Estimate disclaimer

Online estimates are preliminary budget ranges only and are not a contract, bid, or final quotation. Final pricing is determined after measurements, site conditions, accessibility, selected materials, demolition/preparation, structural requirements, permits, engineering, specialty-trade requirements and final scope are reviewed. Hidden damage, hazardous materials, code-required upgrades, utility conflicts and unforeseen conditions are excluded unless specifically stated.
