About the estimate

Is this a binding quote?

No. Online estimates are preliminary budget ranges, not a contract, bid or final quotation. Final pricing is set after we review measurements, site conditions, materials and the final scope, and the written estimate is what you agree to.

Why is the price shown as a range?

Nobody can see inside a wall from a browser. The range starts wider and narrows as you answer questions about your home and the work. The free on-site project review narrows it further.

Do you add things without telling me?

No. When an answer adds related work, such as a permit, drywall patching or haul-off, it appears on your estimate labeled with the reason. Optional items can be removed; a few safety items are locked.

What does contingency cover?

A buffer for what we find once walls are open: rot, old wiring, out-of-level framing. It is shown as its own line, and unused contingency is not billed.

What is the project management line?

Scheduling, ordering, subcontractor coordination, inspections and site supervision. It is shown as its own line rather than hidden in the prices.

Are materials included?

Your estimate says how materials are handled, line by line. Materials, fixtures and finishes are always chosen with you.

Is sales tax included?

No. Prices exclude Washington State sales tax, which is calculated on your written estimate based on the job-site location.

About the work

Do you handle permits?

Yes, as part of your project. When work needs a permit, engineering or structural calculations, it is coordinated before that work proceeds, and permit lines appear on your estimate.

Who does electrical and plumbing work?

Licensed electrical and plumbing contractors that we coordinate as part of your project. On your estimate this work appears as a licensed subcontractor allowance.

Do you install HVAC or carpet?

No. We do not offer HVAC installation (furnaces, heat pumps, air conditioning or mini-splits) or carpet installation. Existing carpet can be removed as part of a project.

My home is old. Does that change anything?

It can. For homes built before 1978, work that disturbs paint follows lead-safe (RRP) practices, which your estimate shows as its own line. When existing materials will be disturbed, the estimate also includes an asbestos survey, priced after review.

Do you speak Persian?

Yes. A Persian-speaking member of our team will contact you. Our site, estimates and emails are available in Persian.

What areas do you serve?

Seattle, the Eastside, North King County and surrounding areas. See the service areas page, or ask us if you are outside them.

After the estimate

What happens after I lock in my estimate?

We call you to set up a free on-site project review at one of the times you picked. You also get an email with your estimate as a PDF and a private link to view it again.

Can I come back to my estimate later?

Yes. The email you receive has a private link to your estimate, and the estimator saves your work in your browser while you build it.

Will you send me marketing emails?

No. We send your estimate, up to two short reminders if you agreed to be contacted, and nothing else. Every reminder has a link to stop them.
